I have the opportunity to buy a 2002 Subaru WRX but it needs some work. Advice?

So the WRX has had some work done like the timing belt and loos very clean,
but the work needed will cost! It's a 2002 WRX Sedan with 212,000 KM on it for
$3000 CAD. The car needs a new oil pan subframe, probably a new clutch as it
still has the original one, the fuel tank needs to be fixed because the safety
nozzle kicks in when fueling sometimes, and for some reason the computer says
it's not ready for an e-test even though the cat converter is a little noisy (will
need to be replaced). It did pass the e-test however. Thoughts? Should I invest
my time and money into it? Approximately how much will it cost to get it fixed up
properly? I am willing to spend approx $2000 on it.
