I have a 2012 Lincoln MLX I noticed the driver side mirror is slowly turning blackish

this started as a small corner spot and has now crept to more of the mirror.  
Does the whole unit need to be replaced or just the mirror part?

Just the mirror glass can be replaced. Check with a glass place, or auto glass place to have it done.
