Once the price is agreed to, How do i ensure the money is transferred before i
sign over the title?
Do i need to create a private sale contract?
Are there any tax implications?

Ask for cash. Talk to your banker about other acceptable forms of payment. Most checks take two weeks to clear if they ever do. Your tax man is the person to ask about taxes. Unless you make a profit on the sale I doubt you would owe anything.
