Is a 2012 Subaru Outback with 222k miles worth it?

Even a Subaru that's been maintained well will have enormous problems at that mileage. If you get the car free, it might be worth a try, but even then, your experience will be fraught with repair problems.

It’s 6500 but the lady offered to lower it to 4000. She did offer some warranty on it.

If she's lowered the price from $6,500 t0 $4,000, it shows how motivated she is to unload this car. I reviewed the market and it appears that $4,000 is a good deal, but you are likely to have much higher than average repair costs in the future. Before you buy this, take it to a Subaru mechanic to evaluate; this should cost you about $200 and he'll find anything questionable. After you receive his list, you can bargain further or ask for an extensive warranty on those items he finds deficient.
