When figuring the value, how does the maintenance of the vehicle in ways of tires, brakes, shocks/struts and timing belt kit factor in?

Care and maintenance is EVERYTHING on a used car... Keep records. It's very important and valuable when it comes time to sell the car.. I had an old 95 Honda Accord, kept all the records for work done and​ sold the car for top dollar. YES, it makes a difference.

I have the 2005 Pilot as a result of a divorce settlement. It was the kids car. My understanding was that the car was maintained and it was't. It is 70k passed the recommended mileage for the timing belt and front struts are leaking. I learned this when I took it in for an oil change/tire rotation preparing it to sell to a family member. What falls on the buyer and what falls on the seller? The price set is at the high end of Good Deal.
