08 Avenger R/T - Heat Starts Warm then goes cold in center

I have an 08 Avenger R/T. The heat starts warm but then turns cool in the
center console, it still seems to blow a little warm on the driver side vent. I have
been doing some reading and don't think its the core because it does initially
blow warm, I heard it could be the blend regulator on one of the sides but
wanted to see if anything else could be the cause as well?
